Many buyers may think that an AS IS contract for purchase of a home is not a good thing. But in all reality it is not a bad thing either. The Florida AS IS contract gives the buyer the right to inspect a home and the right to cancel. Buyer has the right to see if there is anything wrong with the home and if there is ,buyer can cancel or request repairs. The AS IS part solely means that the seller is not forced to fix anything from buyer’s inspection report, but in the majority of cases sellers agree to fix items or negotiate credits back during inspection period in order to keep buyer and keep the contract going. The AS IS contract is very straight forward and gives the buyer a right to cancel during the inspection period, which is a beneficial contingency buyer can take advantage of.
